Turning a National Portfolio into a Repeatable Energy Strategy

Founded in 1966, Time Equities, Inc. (TEI) is a diversified investment, development, asset and property management, brokerage, and alternative energy company with a global portfolio spanning approximately 43.2 million square feet across residential, industrial, office, and retail assets. With 342 properties across 36 states and international markets, TEI brings a long-term, disciplined approach to portfolio management and capital allocation.

Within the United States, King Energy partners with Time Equities across the Northeast and Midwest, with projects in multiple states including New Jersey, Maryland, and Illinois. Together, these projects represent more than 6.2 MW(dc) of solar capacity and over 8 million kWh of expected annual generation.

For Time Equities, solar is not approached as a series of individual projects. It is evaluated as a portfolio-level strategy—one that must make financial sense across markets, operate consistently, and integrate into long-term property performance without adding complexity.

A Multi-State Partnership That Delivers Consistent Returns

Through its partnership with King Energy, Time Equities is deploying solar across a growing multi-state portfolio, transforming existing commercial property into income-generating infrastructure. The model delivers predictable rent to the property owner while providing tenants and surrounding communities with access to lower-cost, clean energy. Annual financial benefit is estimated at approximately $323,000, alongside an annual carbon offset of roughly 5,400 metric tons of CO₂.

Just as importantly, the partnership simplifies execution at scale. King Energy leads permitting, construction, and long-term system management, allowing Time Equities to expand confidently without adding operational burden. With one active project informing the next, solar has shifted from a pilot initiative to a portfolio capability.

The result is a scalable, nationwide model that strengthens NOI, supports tenants, and reinforces long-term asset performance—proving that solar makes financial and operational sense across a diverse portfolio.
